Creating a fair rent system requires a multi-faceted approach that considers the needs of tenants, landlords, and the community. Here’s a detailed plan to make rent fair for everyone:

Implement Rent Control Measures. With Capped Increases. Establish limits on how much rent can be increased annually, tied to inflation or a fixed percentage.

Establish Stability for Tenants. Provide long-term leases with predictable rent increases to promote stability for tenants.

Create a Rent Adjustment Framework. Should not exceed 30% of minimum wage in the local minimum wage… ensuring affordability

Strengthen Tenant Protections, add Anti-Discrimination Laws. Ensure that all tenants have equal access to housing without discrimination based on race, gender, or socioeconomic status.

Establish a Rent Assistance Program for veterans, possibly for health care workers and teachers.
These people’s are always in need of extra support from the community. Most veterans live on just enough to make rent and pay for just one meal a day and sometimes go hungry because they physically or emotionally cant work anymore

Create programs to assist tenants facing temporary financial hardship, ensuring they can remain in their homes. Not income based.

Add Education on Financial Management**: Offer workshops to help tenants manage their finances and understand budgeting for rent.

By implementing these strategies, communities can work towards a more equitable rental market that supports both tenants and landlords. Continuous dialogue and adaptation to changing economic conditions and housing needs will be essential in maintaining fairness in rent.

I agree these are great strategies and would also like to suggest based on personal experience recently that unless property owners or management companies want to include utilities in their payments that they shouldn’t be allowed to force renters to have to pay utilities through these bill payment companies. I am being forced into one which has multiple fees and surcharges and has multiple complaints in at the better business bureau and I have my own utilities because I was already here before this multi state and multinational company took over.
Also I think that the rental companies need to be held financially responsible for large water bills when they are not timely in repairs.Currently I live in a small 3 bedroom 1and 1/2 bath and I am fighting between the water company and the rental company and have a $2000 water bill.Normally I have a$40 bill monthly. I don’t know exactly how to frame this but I know of several people here in just my area who have been ripped off by water companies and trapped between the management companies and the utilities companies savagely stealing from them.
