No property tax on primary residence

We need a constitutional amendment to protect all US citizens from being taxed on their primary residence. Jurisdictions would still be able to levy taxes on properties that are not the owner’s primary residence. This would create a perverse incentive for local governments dependent on property tax to favor corporate owners/renters… but it would be overcome by citizens ability to control their local governments and levy higher taxes on investment properties if thats what they want…

The protection could be limited to the first X amount of value of the primary residence to protect against abuse by super wealthy people to e.g. put their primary residence on a multi million acre farm and not have to pay any taxes on the commercial farm…


Amendment

Section 1. The primary residence of a citizen of the United States, if owned by that citizen, shall be exempt from taxation by any government, whether federal, state, local, or quasi-governmental authority, up to a value of ten times the median home value within the State in which the property is located.

Section 2. Nothing in this article shall prevent the taxation of properties not serving as the owner’s primary residence, including those held for investment or commercial purposes.

Just an observation, not a criticism: I believe this would tend to encourage mixed-use zoning, where small business owners would live in the floor above the shop, for example.

Yes not a bad thing to encourage owner operated businesses… Curious to see what other possible side effects / unintended consequences there might be… .

Property tax should increase with each subsequent house owned and should apply to businesses as well as individuals. If BlackRock wants to buy all the houses they’re gonna get taxed into oblivion for it.
