Eliminate Tax Breaks for Corporate Owned Single Family Homes

Prospective single family home buyers should not have to compete in the single family home market against corporations who have financing and tax advantages. Corporate homeowners can amortize improvements and individual homeowners cannot. Corporate homeowners have access to lower cost financing and can self insure, and deduct all related expenses. Corporate homeowners can deduct buyer commissions from their basis using corporate accounting methods. Corporate homeowners can offset capital gains by deducting professional management fees, maintenance fees, amortization, depreciation, improvements, and cash flow losses on other properties. None of these advantages are available to individual homeowners. This skews the market in favor of corporate homeownership making the American Dream inaccessable to millions of Americans.

The solution is to simply eliminate the tax and financial advantages of the corporate homeowner investors before the entire inventory of single family homes is owned by corporate investors.
