FannieMae has entirely too much control over the financial sector. They have been bailed out once already and are heading that way again unless someone steps in. I am an appraiser and have seen them decimate this profession. We are not racist and our job to help financial institutions make sound decisions regarding mortgages is a vital role in the process. First FNMA wants to do hybrid appraisals where someone who is not trained inspects a property and an appraiser determines value. This has not worked. Costs more and takes more time. Then FNMA wants us to measure using ANSI standards. Then FNMA says we can’t use words like curb appeal in our appraisal or located near a place of worship because that is biased. Now the threshold for waivers has increased so pretty much no one needs an appraisal to get a loan. So agents now know they can list a house and write a contract for any amount they want because there will be no appraisal to check it. This is a recipe for another collapse by FNMA that tax payers will have to bail them out of. Why are they given so much power in this process? Appraisers are important to this process and we need some protection from the government regarding our role in the financial process. Please protect the appraisal profession and require that only a licensed appraiser can do an appraisal and do not allow this new waiver policy to move forward. Thank you.
